Am I eligible for the Land Transfer Tax rebate?

In Ontario, a first-time homebuyer can qualify for the Land Transfer Tax Rebate of up to a maximum of $4,000.00 of the total Land Transfer Tax. Different factors determine whether you are a first-time homebuyer or not. A series of questions need to be answered from our office to be able to properly assess a buyer’s eligibility for the rebate so give us a call today.

What is title insurance?

Title insurance allows purchasers to secure an insurance policy against specific risks such as the absence of an updated survey, encroachments, municipal work orders, zoning violations, property tax arrears, etc. Your lawyer can conduct various searches to confirm compliance. However, title insurance will often complement, and in some cases even replace the need to perform these searches since coverage is available should a problem ever arise.

What is a home inspection?

A home inspection should be carried out before finalizing the Agreement of Purchase and Sale, usually at the buyer’s expense. It involves a close examination of the house itself, considering issues such as the soundness of the home, its age, and any problems with electricity, heating, and plumbing. Findings may include structural instability, water damage, infestations, the need for extensive repairs, and faulty or very old insulation or heating equipment. A qualified home inspector may be able to point out problems that should be dealt with before you take possession of the house or, better still, should be considered before finalizing the Agreement of Puchase and Sale.
